Senior Project Manager

Job Description:

Role Overview
We are seeking a highly experienced Project Manager specialized exclusively in residential and non-residential building projects. The ideal candidate must have hands-on construction experience with contractor firms, managing project execution on the ground, and not merely monitoring works through consultants, PMC agencies, or real estate developers. This is a pure construction execution role - applicants with consultancy or PMC-only backgrounds will not be considered.

Key Responsibilities

• - Lead and manage end-to-end execution of building projects (both residential and non-residential) on behalf of the contractor.
• - Prepare and review bar charts, work programs, and detailed project schedules.
• - Manage all billing activities including client billing, subcontractor billing, and verification of work progress.
• - Execute contract management, including review of contracts, understanding of clauses, raising RFIs, claims, and correspondences.
• - Scrutinize tender documents, carry out tender rate analysis, and support in tender submissions.
• - Liaise and correspond with clients, consultants, architects, and government authorities professionally.
• - Ensure compliance with CPWD specifications and Delhi Schedule of Rates (DSR) while executing works.
• - Deep understanding of building materials and specifications relevant to government and private construction.
• - Handle EOT (Extension of Time) applications and documentation processes efficiently.
• - Maintain strict control on project timelines, costs, manpower, and quality standards.

Candidate Requirements

• - B.E./B.Tech in Civil Engineering from a reputable engineering college.
• - Minimum 20 years of work experience exclusively with civil contractors engaged in direct execution of building projects (not PMC, not developer groups).
• - Proven experience in managing large-scale residential and non-residential building projects.
• - Strong technical understanding of:
• - CPWD Specifications
• - Delhi Schedule of Rates (DSR)
• - Contractual terms and conditions
• - Billing and Project Control Processes
• - Ability to prepare and manage bar charts, project cash flows, procurement schedules, and client reports.
• - Proficient in MS Project, Excel, and other basic project management software.
• - Excellent communication, leadership, and team management skills.
• - Must have a ground execution mindset, willing to oversee site activities when required.
