Job Description:

Key Responsibilities

1. Real Estate Development & Execution

  • Manage the end-to-end lifecycle for residential, F&B, and commercial office developments.
  • Coordinate with architects, structural/MEP consultants, designers, PMCs, and vendors.
  • Track project timelines, budgets, BOQs, construction progress, and milestone approvals (RERA, IOD/CC, MOEF, etc.).
  • Drive execution quality and implement value engineering for timely, cost-efficient delivery.

2. Residential Sales, F&B Leasing & Office Commercialization

  • Residential: Lead D2C and channel-driven sales for high-end units; manage show flats, pricing, campaigns, and customer closures.
  • F&B: Identify and negotiate with chef-led brands, restaurants, and experiential retail tenants for leasing/licensing.
  • Commercial: Work with IPCs, brokers, and corporate clients to lease/sell office and co-working spaces.
  • Manage site visits, CRM funnels, LOIs, agreement signings, and occupier onboarding.

3. Financial Structuring & Capital Management

  • Build financial models for SPVs, IRRs, cash flows, and sensitivity analyses.
  • Assist in fundraising (debt, equity, revenue share) from HNIs, banks, NBFCs, or family offices.
  • Draft and review deal structures, including JDAs, revenue-share agreements, and profit-sharing mechanisms.

4. Legal & Regulatory Compliance

  • Liaise with legal teams on title diligence, contracts, lease deeds, sales agreements, and RERA filings.
  • Ensure compliance across all statutory and municipal frameworks.
  • Track legal risks and mitigation plans across projects.

5. Business Development & Strategic Growth

  • Evaluate new land parcels, distressed assets, or redevelopment opportunities.
  • Prepare feasibility reports, land comparison matrices, and FSI utilization plans.
  • Contribute to allied verticals like co-living, branded residences, and hospitality.

6. Leadership & Founder Support

  • Shadow the Founder across meetings with investors, consultants, chefs, tenants, and government officials.
  • Prepare dashboards, status reports, pitch decks, and decision memos.
  • Represent the organization in negotiations and leadership discussions as a proxy to the Founder.
Desired Profile / Criteria / Skills :

Candidate Profile

Education

  • Chartered Accountant (CA) + MBA 
  • Additional certifications (RERA, valuation, urban planning) preferred.

Experience

  • 4 - 5 years in real estate development, private equity, investment banking, or consulting.
  • Strong exposure to project execution and commercialization.
  • Experience in residential sales, F&B leasing, or office leasing is highly desirable.
