Senior Project Manager – Real Estate / Township Project
Job Description:
Job Summary
We are seeking an experienced Senior Project Manager to lead and oversee the execution
of a large-scale Township Project. The ideal candidate should have a strong technical
background, excellent coordination skills, and a disciplined approach to managing multiple
vendors, consultants, and contractors efficiently. The person will be responsible for ensuring
timely execution, quality control, and cost optimization while setting up structured project
execution processes for smooth delivery.
Key Responsibilities
1. Coordination with Architects & Service Consultants
Work closely with architects, structural engineers, MEP consultants, and
infrastructure planners to finalize design specifications.
Ensure the timely issuance of construction drawings and approvals to prevent
delays.
Review and validate technical documents to ensure compliance with industrial
infrastructure standards.
2. Appointing & Supervising Contractors
Identify, evaluate, and appoint contractors for civil, structural, MEP (Mechanical,
Electrical & Plumbing), and infrastructure works.
Supervise all contractors to maintain quality, safety, and compliance with industrial
standards.
Address execution challenges and ensure adherence to approved plans.
3. BOQ Optimization & Execution Compliance
Regularly review, verify, and finalize the Bill of Quantities (BOQ) for cost efficiency.
Ensure that work is executed as per the BOQ while avoiding cost overruns and
material wastage.
Coordinate with procurement teams to source materials at the best value without
compromising quality.
4. Progress Tracking & Daily Reporting
Prepare and maintain detailed progress reports, bar charts, and project schedules
for all ongoing works.
Ensure contractors are aligned with set project milestones and monitor daily
progress.
Implement corrective actions in case of delays and realign resources to meet
deadlines.
5. Budget Control & Quality Assurance
Oversee budget allocation for different infrastructure and construction works to
ensure cost control.
Conduct regular quality checks to ensure adherence to industrial construction
standards.
Implement process improvements to enhance cost efficiency and project execution
speed.
Required Skills & Attributes
Strong leadership and vendor management skills to handle multiple stakeholders.
Excellent planning and execution skills with a high level of discipline and attention
to detail.
Proficiency in some project management software.
Deep understanding of industrial infrastructure requirements, compliance
regulations, and construction standards.
Knowledge of contract management, tendering processes, and procurement
strategies.
Qualifications & Experience
B.E./B.Tech in Civil Engineering or Construction Management (MBA in Project
Management is preferred).
12+ years of experience in project execution of large residential / industrial
townships, SEZs, or industrial parks.
Experience in handling infrastructure-heavy projects, such as roads, drainage,
utilities, and industrial facilities.
Prior experience in contractor/vendor management, budgeting, and construction
coordination.
