Job Title: Senior Legal Manager
Department: Legal
Position Summary
The Senior Legal Manager for Real Estate is the senior in-house legal leader responsible for overseeing, managing and advising on all legal, regulatory, transactional, and litigation matters associated with a real estate / property development business. They ensure the business operates within legal frameworks, mitigates risk, supports growth (land acquisition, development, sale / lease, investment), and handles disputes or regulatory changes effectively.

Key Responsibilities:

Legal Strategy & Governance Advise senior management / board on legal risks & compliance; formulate legal policies; ensure alignment between business goals & legal governance.
Regulatory Compliance Monitor / interpret laws & regulations relevant to real estate (RERA, environment, municipal approvals, land-use / zoning, building by-laws, land-acquisition law, stamp duty / registration etc.); ensure permits / approvals; stay updated on legal changes.
Transaction Management Due-diligence for land / property acquisitions; title verification; negotiation & drafting of legal documents such as sale / lease deeds, Joint Venture Agreements (JV), Development Agreements, MOUs, Power of Attorney, conveyance / allotment deeds.
Project Approvals & Clearances Work with regulatory authorities, municipal / urban development bodies; ensure statutory approvals, clearances / NOCs; liaise for building permissions, environmental clearances; registration under RERA as applicable.
Litigation & Dispute Resolution Manage / oversee litigation / arbitration / tribunal / RERA / consumer-forum matters; engage external counsel; define strategy; aim to minimize legal exposure and reputation risk.
Contract Management Draft / review / negotiate commercial & project-related contracts; vendor / supplier contracts; lease / license; construction / procurement contracts.
Team & Stakeholder Management Lead in-house legal team; manage relationships with external law firms; interface with business units (projects, finance, sales, procurement); mentor junior legal staff.
Risk Management & Advisory Identify legal risks in ongoing & proposed activities; propose mitigations; maintain legal risk register; ensure compliance check-points in business workflows.
Corporate & Corporate-Law Interface Overlap with corporate governance laws (Companies Act, FEMA / foreign investment rules / SEBI if listed / investment-fund related), taxation / land-tax-related provisions.

Required Skills / Experience:
Qualifications & skills for a Senior Legal Manager in Real Estate:

Legal Academic Credentials LLB degree. LLM is desirable. Enrolment / licence to practise law in India.
Experience 10-15 years of legal experience overall, with substantial portion in real estate / property-development / construction sector; experience in a leadership / senior role.
Domain Knowledge Deep expertise in real estate law / land law / RERA / municipal / building regulations; stamp duty & registration law; urban development / approvals.
Transactional Experience Hands-on experience managing due-diligence, acquisitions, drafting & negotiating JDAs / development agreements / sale / lease deeds etc.
Litigation & Compliance Proven background handling litigation, disputes, arbitration; experience liaising with government bodies; good understanding of regulatory / compliance risks.
Skills Excellent drafting, negotiation, analytical skills; stakeholder-management; strategic thinking; communication skills; ability to work across business, legal, regulatory & finance teams.
Leadership Ability to lead / mentor a small / mid-team of legal professionals; to interact & coordinate with external counsels / consultants.
Location / Local Regulatory Knowledge Familiarity with local / state real estate practices where the company operates (different states have different registration, municipal / building bye-laws etc.).

• Qualification: LLB from recognized law school; LLM preferred.
• Experience: Minimum 10-15 years of legal experience.
• Skills & Knowledge:
o Thorough knowledge of Indian real estate laws (including RERA), land acquisition rules, municipal & environmental statutory approvals.
o Strong track record of negotiating & drafting development agreements, sale / lease deeds, title due-diligence, litigation strategy.
o Exposure to regulatory compliance & risk management.
o Ability to lead / manage litigation / tribunal / RERA cases.
o Experience interacting with regulatory bodies, government authorities for approvals & clearances.
• Soft Skills: Leadership, strategic thinking, communication with executives, collaboration with finance / projects / procurement teams, judgment & negotiation.
