Land Sourcing Manager
Job Description:
Role Summary
The Land Sourcing Manager will be responsible for identifying and sourcing potential land parcels for real estate development projects. The role requires strong local market knowledge, broker network management, land feasibility understanding, and coordination with landowners and management for acquisition opportunities.
KRA: Task / Activities
- Identify and source potential land parcels suitable for residential and commercial developments.
- Build and maintain strong relationships with brokers, landowners, local contacts, and channel partners.
- Conduct preliminary land feasibility assessments including zoning, road access, surrounding developments, and basic title checks.
- Coordinate owner meetings, site visits, and initial negotiations for land acquisition opportunities.
- Support management with market intelligence, pricing trends, and competitor activity updates.
- Filter unsuitable land parcels before management review to optimize decision-making time.
- Coordinate with legal, approval, and technical teams during land evaluation processes.
- Maintain database and tracking records of sourced land opportunities and broker interactions.
KPI: Performance Metrics
- Number of quality land parcels sourced and shortlisted.
- Accuracy of land feasibility and preliminary evaluation.
- Strength and effectiveness of broker and local contact network.
- Timely coordination of owner meetings and site visits.
- Reduction in non-viable land proposals escalated to management.
Desired Profile / Criteria / Skills :
Required Skills
- Strong local broker and real estate network in and around Coimbatore.
- Good understanding of land pricing, zoning, road access, and surrounding market Developments.
- Strong negotiation and relationship management skills.
Preferred skills
- Basic understanding of land title verification and approval feasibility.
- Experience in real estate land acquisition or sourcing activities.
- Familiarity with local real estate market trends and development potential.
