Qualification: B.Tech/B.E. in Civil Engineering

Job Summary

We are seeking a proactive and detail-oriented Junior Quantity Surveyor (JQS) with 4 years of experience in residential and commercial building construction projects. The candidate will be responsible for quantity estimation, cost control, subcontractor billing, material reconciliation, and supporting the commercial team in managing project costs throughout the project lifecycle. The ideal candidate should possess strong analytical skills, a sound understanding of construction methodologies, and the ability to work effectively with project teams and stakeholders.

Key Responsibilities

Quantity Estimation & Costing

  • Prepare quantity take-offs from construction drawings and specifications.
  • Assist in preparing detailed cost estimates, BOQs (Bill of Quantities), and budgeting for projects.
  • Verify quantities executed at site and maintain measurement records.
  • Maintain quantity tracking sheets and monitor project cost performance.

Contract & Subcontract Management

  • Assist in preparing subcontract packages and evaluating subcontractor quotations.
  • Review subcontractor measurements and process interim and final payment certificates.
  • Support contract administration activities and maintain contract documentation.

Billing & Commercial Management

  • Prepare client bills as per contract requirements.
  • Verify and certify subcontractor invoices based on site measurements.
  • Assist in preparing variation orders, claims, and supporting documentation.
  • Monitor project cash flow and payment status.

Cost Control & Reporting

  • Monitor project expenditures against approved budgets.
  • Identify cost-saving opportunities and report potential cost overruns.
  • Prepare monthly cost reports, progress reports, and commercial updates.
  • Maintain records of project variations, extra works, and claims.

Material Management

  • Monitor material consumption and prepare material reconciliation statements.
  • Coordinate with procurement and site teams to ensure cost-effective procurement.
  • Track wastage and recommend measures to improve material utilization.

Site Coordination

  • Coordinate with project managers, engineers, architects, consultants, and subcontractors.
  • Conduct site measurements and participate in project review meetings.
  • Ensure that project progress aligns with approved quantities and budgets.

Documentation & Compliance

  • Maintain accurate project records, measurement sheets, billing documents, and cost reports.
  • Ensure compliance with contractual requirements and company procedures.
  • Support project audits and commercial reviews.

Required Skills & Competencies

  • Strong knowledge of quantity surveying principles and construction costing.
  • Good understanding of residential and commercial building construction activities.
  • Proficiency in quantity take-off and estimation techniques.
  • Knowledge of contracts, BOQs, billing procedures, and cost control practices.
  • Strong analytical and numerical skills.
  • Excellent communication and coordination abilities.
  • Ability to work under deadlines and manage multiple tasks.

Technical Skills

  • AutoCAD
  • MS Excel (Advanced)
  • MS Office Suite
  • ERP Systems (SAP, Oracle, or equivalent preferred)
  • Cost Estimation and Quantity Take-off Software
  • Basic knowledge of Primavera/P6 or MS Project is an advantage

  • Timely submission of client and subcontractor bills.
