Job Overview

Orbit Global HR Consultants, a leading interior recruitment and hiring agency in Gurgaon and Delhi NCR, is looking for an experienced Quantity Surveyor to join the team of a leading organization in the interior fit-out and construction industry.

The ideal candidate will have 5–10 years of experience in quantity surveying, estimation, BOQ preparation, billing, rate analysis, cost control and commercial management, preferably within an interior fit-out, construction, furniture or FFE environment.

The Quantity Surveyor will be responsible for managing project quantities and commercial activities, including quantity take-offs, BOQ preparation, cost estimation, rate analysis, tender evaluation, client billing, subcontractor billing, variation management and project cost control.

Key Responsibilities

Prepare detailed BOQs (Bill of Quantities), quantity take-offs and cost estimates for interior fit-out projects.
Study architectural drawings, interior drawings, specifications, tender documents and scope of work to determine project quantities.
Prepare rate analysis for civil, interior, furniture, flooring, ceilings, wall finishes, electrical, MEP and other fit-out works.
Prepare and evaluate tenders, quotations and commercial proposals from subcontractors and suppliers.
Conduct quotation analysis and prepare commercial comparison statements.
Prepare client RA Bills / Running Bills, measurement sheets and supporting documentation.
Verify subcontractor and supplier bills against actual site measurements and completed work.
Monitor project quantities and costs against approved BOQs, budgets and project estimates.
Prepare and maintain variation, extra-item and deviation statements and coordinate approvals.
Identify quantity deviations, material wastage and potential cost overruns.
Coordinate with Project Managers, Site Engineers, Procurement, Accounts and Commercial teams.
Maintain records of BOQs, work orders, purchase orders, measurements, bills, variations and commercial approvals.
Assist with final accounts, project reconciliation and commercial closure.
Support procurement teams by providing quantity requirements and monitoring material consumption.
Review drawings and coordinate with site teams regarding discrepancies that may affect project quantities and costs.
Prepare cost reports, budget-vs-actual analysis and commercial project updates.
Assist management with rate negotiations with subcontractors, suppliers and clients.
Ensure accurate commercial documentation and timely submission of bills, claims and supporting documents.

Required Skills & Qualifications

Degree/Diploma in Quantity Surveying, Civil Engineering, Construction Management or a related field.
5–10 years of relevant experience in Quantity Surveying / Estimation / Commercial Management.
Experience with an interior fit-out or construction company is highly preferred.
Strong knowledge of interior finishing, fit-out works and construction materials.
Excellent knowledge of BOQ preparation, quantity take-off, estimation and rate analysis.
Good understanding of material costs, labour rates, wastage and construction methodology.
Experience in client billing, subcontractor billing, RA bills and variation management.
Strong proficiency in MS Excel.
Knowledge of AutoCAD and quantity take-off / estimation software will be an advantage.
Strong numerical, analytical and commercial skills.
Good negotiation and vendor/subcontractor management abilities.
Excellent attention to detail and accuracy.
Ability to independently manage commercial activities across multiple projects.
