Job Description:

Visit Sites regularly for identification of land, Liaisoning with Local and District Revenue Authorities. Negotiations with farmers, Agents, and Aggregators regarding the land rates.

* Co-ordinate and follow up with Land Aggregators, Agents, & Developers to finalize the Land

* Acquisition. Update all the revenue records on the name of the company post-sale deeds.

* Develop strong relationships with land aggregators/owners/Developers to help drive a smooth land acquisition process.

* Support Sale Deed and lease Deed terms and conditions in coordination with the in-house Legal Team to prepare and apply relevant applications for permits and clearances for land.

* Take updates from the Land Aggregators and deal if there are any hurdles.

* Lead the Sale Deeds, and Lease Deeds execution at the Sub-Registrar office.

* Follow up to obtain all the land documents and resolve hurdles in co-ordinate with internal and external teams. Follow up with Legal Counsel for Title Search Report. Collection of     Revenue documents from local authorities. Liaisoning with Revenue and various Government Authorities.

* Responsible for end-to-end process of verification of Land Acquisition documents (private, government, agricultural, etc.) for large renewable energy sectors.

* Identifying large blocks of Land as per client’s requirement and completing the acquisition process along with all the formalities (registration, mutation, etc.).

* Initiating talks with farmers/intermediaries/ land owners and convincing them to part with lands, obtain land records, and gather details of legal heirs and outstanding liabilities.

* Legal Due Diligence, Prepare 7/12 and Mutation Entries and other revenue document notes for internal references.

* Support Litigation Matters by discussing with the internal Legal Team and Liaisoning with External Advocates to take relevant steps to resolve Court Matters and royalty Issues.

* Conversion of Land from Agriculture to Non-Agriculture Sanad, Updating of 7/12 and Form 6D.

Liaisoning with Government Agencies like MSEDCL, and MSETCL for various approvals at different stages.Liaisoning with Government Authorities like Tahsildar, Collector, SDO, Talathi, Circle Officer, TILR Office, SLR Office, Police Stations (for ROW and Litigation), Sub-Registrar, PWD, Forest Office, Irrigation office, Mining Department, State Electricity Authorities for other queries as required.

Scrutinize Title Search Reports prepared by External Advocates or Legal Counsels.Keeping Track record of MIS and Due Title search, registration formalities, and coordination revenue and other government and Municipal bodies for necessary approval required for land and property acquisition.

Coordinating and proper upkeep of the Land records, purchase agreements and other relevant documents.

Working days - Mon to Fri ( 2nd & 4th Sat Off)

Working time -9.30am to 6.30pm
