Job Description:

Role Purpose

To manage and oversee the technical appraisal, valuation, and property risk assessment process for Home Loans and Loan Against Property portfolios within the assigned area. Ensure accurate property evaluation, adherence to legal and technical norms, and timely completion of appraisal reports to support quality credit decision-making.

 

Key Responsibilities

  1. Technical Evaluation & Risk Assessment
  • Conduct physical inspection and verification of properties for HL & LAP proposals.
  • Ensure accurate assessment of market value, construction quality, building approvals, and compliance with municipal / statutory norms.
  • Identify deviations, encroachments, legal/technical risks, and construction irregularities.
  • Review and approve technical valuation reports prepared by empanelled valuation agencies.

 

  1. Vendor & Valuer Management
  • Empanel, monitor, and audit performance of third-party property valuers.
  • Provide regular training and updates to empanelled vendors on bank guidelines and RBI norms.
  • Ensure timely submission of reports from valuers and take corrective action for discrepancie

 

  1. Process & Compliance
  • Ensure adherence to bank’s technical guidelines, RBI norms, and property documentation requirements.
  • Maintain proper MIS for technical reports, valuation data, and TAT compliance.
  • Support credit and legal teams with technical inputs during sanctioning and disbursement stages.

 

  1. Coordination with Stakeholders
  • Work closely with Credit Managers, Sales Teams, and Legal Officers to resolve property-related queries.
  • Support business teams by providing clarity on eligible properties, restrictions, and risk areas.
  • Participate in area review meetings to share updates on valuation trends and property market insights.

 

  1. Training & Development
  • Train sales and credit teams on property evaluation basics, red flags, and common fraud patterns.
  • Update team on changes in building regulations, registration processes, and market price fluctuations.

 

Key Skills & Competencies

  • Strong knowledge of civil engineering, construction quality, and property valuation norms.
  • Familiarity with local development authority regulations, municipal approvals, and building bye-laws.
  • Analytical ability to identify technical risks in collateral properties.
  • Good vendor management and negotiation skills.
  • Proficiency in MS Excel, MIS reporting, and valuation tools.

 

Qualifications & Experience

  • Education: Diploma / B.E. / B.Tech in Civil Engineering (mandatory).
  • Experience: 5–8 years in technical appraisal / property valuation for HL & LAP in banking or NBFC sector.
  • Experience in managing multi-location teams and vendor networks preferred.
