To own the end-to-end sales closure process for allocated mandate projects in West Pune, driving conversion from CP-referred and direct leads, ensuring revenue targets and monthly absorption goals are met.

Reporting To: Project Sales Head

Work Allocation:

  • Sales Closures – CP Leads - 60% Manage CP-referred site visits, follow up, negotiate, and close deals.

  • Sales Closures – Direct Leads and BTL Activities - 30% Handle inbound & outbound direct leads, schedule visits, propose and implement sales promotion activities for the project, and close them.

  • Documentation & Handover—10% booking form checks, payment schedule confirmation, CRM logging, and ensuring a smooth registration process.

Key Responsibilities:

  • Attend & convert CP-referred site visits: Minimum 3-4 closures/month
  • Manage direct lead pipeline: 10–12 hot leads/week
  • Negotiate pricing, offers & payment terms with buyers: Maintain price realization as per mandate
  • Coordinate with CRM for booking documentation: 100% error-free booking forms
  • Maintain closure tracker & daily reporting: 100% updates in CRM

Candidate Profile—Must Haves:

  • Domain: Builder-side or mandate firm sales closure role
  • Track Record: Proven 3-4 closures/month in ₹ 1-2 Cr+ ticket-size projects
  • People Skills: Strong negotiation, objection handling, and relationship building
  • Add-on Advantage: Experience & expertise in plot selling will be add-on advantage
  • Languages: Marathi (preferred), Hindi, English
  • Tech Tools: CRM (basic), Excel/Google Sheets
  • Mobility: Must have a two-wheeler with a valid license.

Experience: 2–4 years (minimum) in builder-side or mandate firm sales, with proven experience in closing high-value residential transactions through both CP-sourced and direct leads.

CTC: ₹35,000–₹40,000/month (fixed)

Incentives: ₹10,000 – ₹15,000 per booking closed

Travel Reimbursement: Local travel actuals or ₹3/km (bike preferred)

Working Days: 6 days/week (weekends mandatory)—Mondays/Tuesdays off
