Job Description – Sales Strategy & Product Analyst (Real Estate)

Location: Pune (Mandatory)
Experience: 3–6 years in Sales Strategy / Product / Business Analytics (Real Estate preferred)


Role Overview

The Sales Strategy & Product Analyst will be responsible for product planning, market intelligence, pricing strategy, GTM launch execution, inventory management, and sales systems enablement for real estate projects. The role requires strong analytical thinking, excellent coordination skills, and the ability to operate in fast-paced launch-driven environments.


Work Allocation

  • Product Strategy & Market Intelligence – 35%
    Market scans, pricing benchmarking, unit mix analysis, product positioning.

  • GTM & Launch Planning – 30%
    Launch playbooks, activation calendar, sales readiness, cross-functional coordination.

  • Inventory & Revenue Management – 20%
    Inventory blocking, APR tracking, release strategies, revenue pacing.

  • Sales Systems & Reporting – 15%
    CRM setup, dashboards, analytics, conversion insights.


Key Responsibilities

1. Market & Competitive Intelligence

  • Conduct detailed micro-market research across Pune and MMR peripheral regions.

  • Track competitor pricing, specifications, amenities, offers, and sales velocity.

  • Create launch heat-maps and competition scorecards.

  • Identify market gaps and recommend product improvements.

2. Product & Pricing Strategy

  • Recommend optimal unit mix, sizes, and USPs.

  • Run APR and revenue sensitivity models for various pricing scenarios.

  • Support stage-wise pricing, inventory release logic, and revenue optimization.

  • Evaluate add-on packaging such as furniture, payment plans, and schemes.

3. GTM & Launch Playbook

  • Prepare GTM decks, including pricing, hero inventory, positioning message.

  • Build and maintain the Launch Readiness Checklist.

  • Coordinate with marketing, CP sourcing, closures, and CRM teams.

  • Support launch-day war-room tracking and execution.

4. Inventory & Revenue Management

  • Maintain live inventory dashboards for sold/blocked/available units.

  • Define priority stack and analyze velocity patterns.

  • Track booking-to-collection conversions and identify gaps.

  • Predict monthly absorption and model APR impact.

5. CRM & Sales Operations Enablement

  • Assist in CRM setup for booking workflows and approval matrices.

  • Ensure accurate lead → site visit → booking → registration reporting.

  • Build performance dashboards and funnel insights.

  • Standardize SOPs for inventory blocking and release approvals.

6. Business Insights & Leadership Reporting

  • Create weekly analytics reports: traffic, funnel, CP contribution.

  • Prepare monthly strategy review decks for management.

  • Support quarterly pricing resets based on demand shifts and competition.


Candidate Profile – Must Haves

Experience

  • 3–6 years in sales strategy, product, or business analytics.

  • Real estate experience strongly preferred.

Preferred Background

  • Experience with top developers such as:
    Godrej Properties, Lodha, Shapoorji, Tata Housing, Mahindra Lifespaces, Prestige, or mandate firms.

Technical Skills

  • Advanced Excel/Google Sheets

  • Revenue modeling & pricing logic

  • CRM exposure (Salesforce, Kylas, Sell.Do, Zoho)

  • Strong PowerPoint/GTM deck creation skills

Market Knowledge

  • Understanding of Pune micro-markets and plotted development (advantage)

Education

  • MBA in Marketing or Finance preferred (not mandatory)

Compensation

  • Suggested Range: ₹8–12 LPA (fixed)

  • Additional: Performance-based bonus

  • Final compensation will depend on experience and capability.
