Job Description:

 

Construction Project Manager is responsible for overseeing all aspects of building projects, from initial planning to completion, ensuring they are delivered safely, on time, and within budget. This role requires a blend of technical construction knowledge, strong leadership skills, and excellent organizational abilities. 
 
Key Responsibilities
The main duties and responsibilities of a Manager of Project for Building Work include:
  • Project Planning & Scope Definition: Collaborating with clients, architects, and engineers to define the project scope, objectives, and deliverables. This includes preparing detailed project plans, timelines, and work schedules.
  • Budget & Cost Management: Developing detailed cost estimates, managing the project budget (both CAPEX and operational costs), monitoring expenditures, and implementing cost-saving strategies. This also involves handling change orders and managing project financials.
  • Resource Management: Determining necessary resources (manpower, equipment, and materials) and ensuring their availability and allocation throughout the project lifecycle.
  • Coordination & Supervision: Coordinating all construction activities and supervising onsite staff, contractors, and subcontractors to ensure work aligns with plans, quality standards, and safety regulations.
  • Contract & Vendor Management: Negotiating contracts with external vendors, suppliers, and subcontractors, managing their performance, and ensuring all contractual obligations are met.
  • Risk Management & Problem Solving: Proactively identifying potential risks or issues (e.g., delays, budget overruns) and developing mitigation plans or corrective actions to address them promptly.
  • Quality Control & Compliance: Ensuring strict adherence to all quality standards, local building codes, government regulations, and safety protocols to maintain a safe work environment.
  • Communication & Reporting: Serving as the primary liaison between all project stakeholders, including clients, senior management, and construction crews. This involves providing regular updates and detailed reports on project status, progress, and any issues that arise.
  • Documentation: Maintaining comprehensive project documentation, including contracts, permits, drawings, inspection logs, and progress reports. 
 
Required Skills & Qualifications
  • Education: A Bachelor's degree in Civil Engineering, Construction Management, Building Science, or a related field is typically required. Advanced degrees or professional certifications like PMP (Project Management Professional) or CCM are often a plus.
  • Experience: Proven experience (often 5-10+ years, depending on the role's seniority) in construction project management, with a track record of successfully delivering projects on time and within budget.
  • Technical Knowledge: In-depth understanding of construction methods, materials, processes, building codes, and safety regulations (e.g., OSHA standards).
  • Software Proficiency: Familiarity with construction management software, project scheduling tools (e.g., MS Project, Primavera P6), AutoCAD, and potentially Building Information Modeling (BIM) software.
  • Soft Skills: Strong leadership, communication, negotiation, problem-solving, time-management, and organizational skills.
