Job Description:

Role Purpose:

To lead, mentor, and drive performance of a team of 5–6 CP Sourcing Managers, ensure deep CP penetration across East Pune micro-markets, and deliver consistent site visits and bookings via the CP channel, while maintaining strong CRM discipline and execution hygiene.

Reporting To: Project Sales Head

 Work Allocation:

  • Team Management & Performance: 40% daily reviews, field mentoring, and target tracking.

  • CP Strategy & Key Account Handling: 40% senior CPs, roadshows, and cluster activations.

  • CRM, Reporting & Coordination: 20% MIS, conversion tracking, and coordination with closures.

Key Responsibilities & KRAs:

 

1. Team Leadership & Management

  • Manage 5–6 frontline CP sourcing executives
  • Conduct daily morning huddles & evening reviews
  • Set weekly CP visit, SV, and sourcing targets
  • Accompany team members on joint CP meetings & roadshows
  • Coach team on CP objections, commission clarity, and project pitching

    KPIs

  • 90%+ team target adherence
  • Daily activity discipline across team
  • Attrition & morale control

2. CP Sourcing & Activation (Hands-on)

  • Personally manage top 20–30 CPs in East Pune
  • Drive—1. CP onboarding 2. Training & certification 3. Offer communication & updates
  • Plan & execute— 1. Cluster CP meets 2. Roadshows 3. Project walkthroughs for CPs

    KPIs

  • 150–200 active CPs under team coverage
  • 40–50 CPs generating monthly SVs
  • 20–25 site visits/week via RCP channel (team total)     

3. Lead Flow & Closure Support

  • Ensure quality lead flow from CPs to closure team
  • Monitor: 1. Lead ageing  2. CP-to-SV conversion 3. SV-to-booking ratios
  • Support closure managers during: 1. High-intent site visits 2. Negotiation support when required

    KPIs

  • 25–30% CP → SV conversion
  • 8–10% SV → Booking conversion (mandate benchmark)

4. CRM, MIS & Process Discipline

  • Ensure 100% CRM compliance by the team.
  • Daily tracking of: 1. CP visits 2. Leads generated 3. Site visits 4. Bookings
  • Publish weekly CP performance & funnel MIS to Sales Head
  • Identify dormant CPs & revival plans

    KPIs

  • Zero unlogged leads
  • Daily MIS before EOD
  • Clean, auditable data trail  

Candidate Profile—Must-Haves:

  • Domain Experience—Builder-side or mandate sales (CP-heavy role mandatory)

  • Team Handling—Managed 4–8 sourcing executives earlier

  • Market Knowledge—Strong East Pune micro-market understanding

  • CP Network—Active relationships with 80–100+ CPs

  • People Skills—Strong field leadership & execution discipline

  • Languages - Marathi (mandatory), Hindi, English
  • Tech Skills—CRM, Excel/Google Sheets

  • Mobility—Two-wheeler with valid license

 

Incentives: Override incentive on team-sourced bookings

Experience: 5–8 years in builder-side/mandate sales, with a minimum of 2–3 years managing CP sourcing teams

Travel Reimbursement: Local travel actuals or ₹3/km (bike preferred)

Working Days: 6 days/week (weekends mandatory) – Mondays off
