Job Description:
Key Responsibilities & KRAs
- Project Onboarding & Mandate Execution
- Lead end-to-end identifying and onboarding of new developer mandates
- Coordinate legal, commercials, inventory, pricing & payment milestones
- Design mandate Proposals (pricing logic, channel mix, absorption plan)
- Ensure seamless handover to Sales team
KPIs
- 100% mandate readiness within agreed timelines
- Zero commercial or inventory ambiguity post-launch
- Team Leadership & Capability Building
- Build, manage and mentor a team of BDMs (2–4 members)
- Set weekly activity, sourcing, SV and booking targets
- Conduct structured reviews, joint field visits and performance coaching
- Enforce discipline on CRM, reporting and execution hygiene
KPIs
- Consistent team productivity
- Low attrition and high execution ownership
- Revenue Ownership & Collections
- Own monthly and quarterly booking targets for acquiring and existing mandates
- Track booking-to-collection cycles and payment milestones
- Coordinate with developers, finance teams and customers for timely collections
- Flag and resolve bottlenecks impacting cash flow
KPIs
- Collection efficiency as per mandate terms
- Minimal ageing and zero escalation-led leakage
- Developer Relationship & Stakeholder Management
- Act as primary SPOC for developers post-mandate sign-up
- Run monthly performance reviews with developers
- Handle escalations, expectation setting and renegotiations when required
- Protect PropXLreight’s commercial and brand interests at all times
- MIS, Governance & Strategic Inputs
- Publish weekly funnel, booking and collection MIS
- Analyze conversion ratios and recommend course correction
- Support leadership on mandate renewals and expansion strategy
Candidate Profile – Must Haves
- Strong mandate / builder-side sales background OR aggregator-side experience (Magicbricks, 99acres, Housing.com, SquareYards, etc.) in builder management / key developer accounts
- Proven experience managing developer relationships, inventory commercials, launches, and performance escalations
- Minimum 3–5 years in a role interfacing directly with builders (mandate sales, strategic accounts, or aggregator BD)
- Demonstrated team management capability in high-pressure, target-driven environments
- Deep understanding of real estate pricing, inventory logic, absorption cycles, and collections
- High ownership mindset with strong negotiation and stakeholder-management skills
- Comfortable operating in ambiguity, scale-up environments, and founder-led decision cycles
