Job Description:
The BDM - LRD is responsible for identifying property owners with existing, long-term rental income streams and offering them structured financing solutions against their future rent receivables. They manage the entire sales cycle, from sourcing potential leads to facilitating the final loan disbursement.
Key Responsibilities
- Business Sourcing: Proactively identify and acquire new clients (developers, HNIs, corporate entities) who own lease-generating properties.
- Client Engagement & Networking: Build strong relationships with real estate consultants, IPCs (International Property Consultants), and CXOs to generate leads.
- Structuring Deals: Evaluate and structure LRD transactions for both primary and secondary markets to meet client financing needs.
- Financial Evaluation: Analyze property documents, lease agreements, tenant credibility, and rental cash flows to assess feasibility and loan eligibility.
- Documentation & Closure: Manage the documentation process, coordinate with legal and technical teams for property due diligence, and ensure timely loan closure.
- Target Achievement: Meet or exceed monthly/quarterly targets for loan sourcing, processing, and disbursement.
- Market Analysis: Keep abreast of market trends, interest rates, and competitors' offerings in the mortgage/loan-against-property space.
Required Skills and Qualifications
- Experience: Minimum 2+ years of experience in Loan Against Property (LAP), Lease Rental Discounting (LRD), or commercial banking.
- Knowledge: Deep understanding of commercial real estate, lease agreements, and financial covenants.
- Education: Bachelor’s or Master’s degree in Business, Finance, or related field.
- Communication: Excellent negotiation, presentation, and interpersonal skills.
- Analytical Skills: Ability to analyze property documents and financial statements.
