Key Responsibilities

  • Review and administer contracts, work orders, purchase orders, and subcontract agreements.
  • Ensure compliance with contractual terms, conditions, specifications, and scope of work.
  • Maintain contract records, amendments, correspondence, and contractual documentation.
  • Track contract milestones, deliverables, obligations, and expiry dates
  • Identify contractual risks and support mitigation strategies.
  • Coordinate with Legal and Project teams for contract clarifications and dispute resolution.
  • Verify contractor measurements and quantities executed at site.
  • Maintain daily progress, quality and safety documentation.
  • Prepare, review, and certify Running Account (RA) Bills and Final Bills.
  • Ensure billing accuracy as per approved BOQ, work orders, and contractual rates.
  • Monitor billing status and ensure timely submission and processing of invoices.
  • Reconcile quantities between site records, drawings, BOQ, and contractor submissions.
  • Verify material reconciliation statements and consumption reports.
  • Evaluate variation orders, extra items, and deviation claims.
  • Prepare rate analysis for non-BOQ and additional works.
  • Assess contractor claims related to scope changes, delays, and compensation events.
  • Maintain records of approved variations and contractual changes.
  • Support preparation and evaluation of Extension of Time (EOT) claims.
  • Monitor project costs against approved budgets and BOQs.
  • Track committed costs, actual expenditures, and projected costs.
  • Identify potential cost overruns and recommend corrective actions.
  • Prepare monthly commercial reports and cost analysis statements.
  • Support budgeting, forecasting, and financial planning activities.
  • Assist in cash flow planning and payment scheduling.
  • Maintain measurement books (MB), billing registers, contract registers, and commercial records.
  • Generate MIS reports related to billing, payments, variations, and contract status.
  • Ensure proper filing and retrieval of all contractual and billing documents.
  • Prepare management reports on project commercial performance.
  • Support internal and external audits related to contracts and billing.
  • Coordinate with Project, Procurement, Accounts, Planning, Design, and Site teams.
  • Liaise with contractors, consultants, vendors, and clients regarding billing and contractual matters.
  • Facilitate timely resolution of billing disputes and commercial issues.
  • Participate in commercial review meetings and project progress discussions.

Educational Qualification

B.E. / B.Tech in Civil Engineering (Preferred), Diploma in Civil Engineering may be considered for candidates with relevant experience, Certification in Quantity Surveying, Contract Management, Construction Cost Management, Primavera, MSP, or Billing & Estimation will be an added advantage.

Experience

8 years in relevant technical function, preferably on real estate/construction projects.
