Job Description:

Role Synopsis:
Technical Manager with expertise in real estate project due diligence, construction monitoring, project feasibility, cost assessment, and technical risk management. Responsible for evaluating residential, commercial, and mixed-use projects, monitoring construction progress, validating project costs and budgets, and supporting lenders/investors in technical assessment and funding decisions.

Key Responsibilities
Conduct technical due diligence of real estate projects, including site, design, approvals, construction plans, and development potential.
Review architectural, structural, MEP, BOQ, cost estimates, and project schedules.
Monitor construction progress against approved project timelines, budgets, and milestones.
Evaluate project feasibility, construction costs, cash flows, and development schedules.
Conduct site inspections and prepare technical monitoring reports for lenders, investors, and management.
Validate project costs, contractor bills, work completion, and drawdown requirements.
Identify technical, construction, regulatory, and execution risks and recommend mitigation measures.
Review statutory approvals, development permissions, building plans, environmental clearances, and other project documentation.
Coordinate with developers, architects, consultants, contractors, valuers, lenders, and legal teams.
Support construction finance, project finance, LRD, structured debt, and real estate investment transactions through technical assessment.
Track cost-to-complete, sales progress, inventory, receivables, and project cash flows.
Ensure adherence to approved specifications, quality standards, and construction milestones.
