 Credit Analyst Commercial Real Estate & Healthcare Finance Role Title Credit Analyst, Commercial Real Estate & Healthcare Finance Function Research and Analytics Location Pune, India Experience Four to six years in credit analysis, underwriting, or portfolio monitoring Shift US Eastern hours partial overlap Employment Type Full time, permanent   KEY RESPONSIBILITIES Annual Reviews Prepare credit reviews across construction, bridge, and healthcare finance facilities. Spread borrower, guarantor, and property financials and assess performance against original underwriting. For healthcare credits, review both the property and the operator. Raise anything inconsistent or unsupported to the Lead Credit Analyst. Covenant Monitoring Independently test reporting and financial covenants from source as they fall due. Record a clear pass or fail conclusion with the supporting work shown. Log exceptions, chase missing borrower reporting, and keep the covenant tracker current. Construction Monitoring Verify third party engineering progress reports against the draw package and approved budget. Assess progress and cost to complete and summarize findings. Escalate discrepancies between the engineer's report and the draw request. Borrowing Base and ABL Monitoring (where applicable) Verify borrowing base certificates for healthcare working capital facilities against source reporting and confirm availability. Identify ineligible collateral and reconciliation gaps. Escalate availability changes and exceptions to the Lead Credit Analyst. File and Process Discipline Verify every figure back to a source document. Nothing is carried forward from a prior review unchecked. Maintain clean audit trails so a reviewer can trace any information to its source. Meet agreed turnaround times and with a desired quality. Contribute to process documentation to map the current workflow. Process Codification and Automation Document your workflow as you work, capturing the logic, judgment, and exceptions behind each task. Bring your subject matter expertise and workflow knowledge to the automation effort, working alongside the technical specialists. Work directly with modern AI tools to codify, test, and refine your workflow, applying a functional understanding of what agentic AI assistants can and cannot do. Identify repeatable tasks and help shape how the manual process becomes a reliable, human-reviewed automated one. Test automation output against the manual baseline, and flag where human judgment and review remain essential. REQUIRED SKILLS AND EXPERIENCE Credit or lending experience: four to six years in credit analysis, underwriting, portfolio monitoring, or loan review, ideally on a US portfolio. Financial statement analysis: able to model company and property financials and calculate credit metrics independently. Commercial real estate fundamentals: rent rolls, NOI, appraisals, and lease structures. AI tool literacy: functional, hands-on understanding of how modern AI assistants and agentic tools work from a user's perspective. You do not need to code or build AI models; you need the judgment to use these tools to automate and check credit work, and to know where they help and where human review is essential. Attention to detail: the discipline to tie every number to source and to notice when something does not reconcile. Excel: strong working skills, including building clean, auditable calculation sheets. Written English: able to write clear, factual credit commentary that needs light editing. Education: degree in finance, accounting, economics, commerce, or a related field. CFA, FRM, CA, or MBA Finance is an advantage. PREFERRED, NOT ESSENTIAL Healthcare real estate exposure, including seniors housing, skilled nursing, or behavioral health operators. Asset-based lending and borrowing base monitoring experience; healthcare receivables an advantage. Construction loan and engineering progress report experience. WORKING ENVIRONMENT AND COMPLIANCE Office-based role in Pune, working within a secured environment. Appointment is subject to background verification and security clearance and onboarding.
