Job Description:

Job Summary:
A Professional possessing a minimum of 4 years of experience in the US Mortgage sector as a Title Searcher / Title Examiner (having previously worked for Search) / Title - Quality Analyst, tasked with the review and validation of title search and title summary reports to guarantee their accuracy, completeness, and compliance with both company standards and client requirements. This role demands a strong attention to detail, comprehensive knowledge of title processes, and the ability to detect and resolve discrepancies in property records. It is crucial to accurately maintain and deliver the title QC report within the agreed-upon quality, turnaround time, and productivity standards. Flexibility in shift timings is necessary to manage the process based on business or client demands!
Primary Duties:
Ø Perform quality audits on title search and examination reports for accuracy, compliance, and insurability
Ø Verify ownership, legal descriptions, liens, encumbrances, easements, and property restrictions
Ø Research historical and current records to confirm title legitimacy and current property status
Ø Identify, document, and help mitigate title risks and issues that may impact insurability or business risk
Ø Ensure compliance with state, local, and client-specific guidelines
Ø Resolve client queries within SLA and prevent escalations
Ø Ensure SLAs, quality standards, and delivery timelines are consistently met
Ø Manage multiple priorities and sub-functions effectively
Ø Analyse issues and drive continuous process improvements with leadership
Ø Communicate effectively and share domain knowledge with team members
Ø Participating in client meetings, updates, and training
Ø Maintain flexibility with shifts and business requirements

Roles & Responsibilities:
Ø Strong understanding of property records, deeds, mortgages, liens, and title insurance requirements
Ø Demonstrate strong expertise in property records, deeds, mortgages, liens, and title insurance requirements
Ø Ensure high accuracy, attention to detail, and adherence to defined process workflows and quality standards
Ø Analyse files, resolve issues independently, and meet deadlines in a fast-paced environment
Ø Identify production gaps and recommend process improvements to leadership
Ø Adapt quickly to changing business needs, processes, and schedules (including overtime/weekends)
Ø Communicate effectively and maintain strong professional and interpersonal relationships
Ø Strictly follow organisational policies, checklists, and compliance requirements
Ø Contribute to training materials, knowledge sharing, and team capability building
Ø Maintain schedule adherence, professionalism, and the highest standards of integrity

Knowledge:
Ø Previous experience in US Mortgage/Real Estate Title Search
Ø Knowledge of different types of mortgages and its functioning
Ø Knowledge of functions of Mortgage companies
Ø Knowledge of ResWare or equivalent integrated application (added advantage)

Responsibilities for Risk & Data Security:
Ø Strictly follow Security Awareness Policy set by organisation
Ø Must not download any information from any unreliable website. Employees are not
permitted to access any other website. Use the internet for office purpose only
Ø Must Log Off or Lock away the computer when not in use. Shut down the computer properly along with the power supply at the end of workday/night

Ø Must not send unwanted emails to colleagues or client
Ø He/she is accountable for IT assets and data of the company
Ø Must not discuss organisation/Project related matters outside the office premise and/or in public places
Ø Must not share official Email address to any 3rd party unless approved by the head of department
Ø Should not access areas that are designated as restricted, unless authorised to do so
Ø Immediately report system incidents, if any, to the IT department
Ø Must not connect any external storage devices like a Pen drive, Floppy, CD, DVD etc. to any computer
Ø Must ensure usage of information systems is as per job responsibility
Ø Must not open E-mail attachments which are received from un-recognised source
Ø Must not copy, collect, or propagate any of the organisation data, software, documents to any outside network
Ø Must maintain clean desk policy. Do not leave any confidential information lying around workstation/desk un-attended
Ø Do not use Public Wi-Fi

Responsibilities towards the Client:
Ø Preserve client’s confidentiality at all costs
Ø Prioritise client's queries and concerns
Ø Should understand and analyse the client's query and respond effectively
Ø Maintain high level of professionalism and competence in client communications (email or verbal)
Ø Ensure turn times and Quality is delivered to client as per agreed set standard
Ø Develop a strong relationship with the client and generate trust with an open and interactive communication
