Site Identification and Evaluation

·        Identification of potential land parcels by responding to leads and sourcing leads in targeted markets.

·        Site visits and collection of technical data, verify building norms to access the buildability.  

·        Techno commercial due diligence and validation of and legal aspects.

Preparation of Site Appraisals & MIS

·        Preparing site assessment reports and information dockets for review by the management

·        Updating MIS for Land Bank, deal tracker, targeted destinations, destination assessments on periodic basis.   

Pre-Acquisition aspects

·        Coordination for technical and legal due diligence of land

·        Manage survey of the lands (both private and by Govt) to identify the extent of land, boundaries, and contours.

·        Verification of land ownership as per mutation records

·        Assist in negotiations and transaction closure.

·        Assist in documentation for completing the acquisition.

Post-Acquisition Aspects

·        Getting the site secured with fencing / compound wall in coordination with projects team.

·        Getting the revenue records updated viz. sub-divisions, mutation of land records, etc.

Liaise with external / Govt officials for obtaining requisite project approvals.

·        Preparation / update of database of liaison architects / consultants across regions / states in India

·        Preparation of schedule of pre-construction and post constriction approvals

·        Assist in processing NA applications, where applicable in coordination with design team

·        Coordination with design team for timely submission / alteration of drawings for building plan approvals

·        Coordinate with liaison consultants and various departments for approvals required.
