Job Description:

• Designation – Project Manager 
• Qualification – Graduated or HSC passed from English medium, Diploma in Interior design course, Auto Cad, Excel
• Work Timings – 10 am to 07.00 pm (not fixed depends on Site completion requirement)
• Working on Sunday as and when required on site.
• Working Days – 6 days
• Work Location – office / onsite
• Other Employee Benefits (Leave, bonus, PF, Insurance, pickup/drop etc.) – Insurance is provided after completion of 1year
• Experience – 5yrs and above.
• Job Description –

1. To take complete ownership of the project in terms of client handling, profit making, time lines, complete communication with clients and designers team.
2. To make sure all items are covered in BOQ, make sure terms and conditions and mode of payments are all correct.
3. To make a purchase plan for all the items in the BOQ with a proper delivery schedule of all items, to give a lead time to all purchase team to get the best pricing.
4. To make a complete project schedule for clients and designers.
5. To choose contractors, close their pricing with adequate profit margins with incentive for timely work and penalty for delay and with detail mode of payment. Before the project starts, issue work orders without fail.
6. To enter all the contractors work order data on the software.
7. To meet designers and issue them drawings requirement list with dates that you want them on, all need be on email and WhatsApp both
8. To arrange all meetings with design team and clients, put all your queries on the WhatsApp group before the meeting so that they can come prepared for it.
9. Appoint a team member and make him responsible to make MOM for every meeting, check the MOM add if any points left and put on group
10. Keep a clear cut communication of every new work given by design team and client on record on WhatsApp and ask for additional time and cost for the same.
11. To clearly point out delays from clients and designers on respective groups and follow up those regularly on WhatsApp group.
12. To follow up with directors for weekly meeting with latest MOMs and all update on site. Need to come on table with meeting chart complete.
13. To make sure bills are made every Saturday by site supervisors and to bring to the notice of the management if the billing is not getting done weekly.
14. To make sure that purchase orders are put in lumps and not every day randomly.
15. It’s very important for project heads to sit and think with the drawings and study every work aspect, find out what problems can come in the future days of the project, how we can plan things that these problems do not occur. Planning the next 2 weeks of the project from perspective of design drawings, material procurement, arranging contractors labour, and removing payments from clients.
16. Calling clients for payments as per payment schedule and involving accounts team on the same to follow up.
17. To make sure come what may profit are minimum 30 % without being unfair to any contractors.
18. It is mandatory to reply to all mails, all WhatsApp messages for the project
19. Against every additional work, additional cost has to go and you have to push client for approval, also do mention the additional time required for the same.
20. Keeping complete MOMs of all meetings, hold designers responsible for their delay of drawing submission on record, convince the design team and the client and push them hard for decisions and payment.
21. Convince and give real time hand over dates to clients, and do not give dates without a written plan and without discussing with contractors, do not fail in your hand over dates.
22. Insist and get pushy with your payments on the work order dates and send emails beforehand with proforma invoice.
23. Get smart and intelligent and polite with communication, do not get rude or conditional with it.

• Other Details- Travel to client location as and when required for Visit/ to complete project work on site, English speaking is must, Microsoft excel and word knowledge, email writing, should know how to make MOMs and experience of billing and Site detailing and managing contractors and labour.
