Manager Maintenance based at Mumbai for QSR chain
Job Description:
Role Summary
We are looking for a proactive and result-oriented Manager – Maintenance to lead the
maintenance operations for approximately 90+ QSR retail stores across Mumbai, Pune,
Bengaluru, and Hyderabad. The role will be responsible for ensuring maximum uptime
of store assets, preventive maintenance compliance, breakdown management, utility
cost monitoring, vendor management, AMC, overall cost, process digitalization and
maintenance budgeting and actual.
The candidate should have strong technical knowledge of food retail stores kitchen
excellent vendor management skills, and experience in handling multi-location
maintenance operations.
Key Responsibilities
1. Preventive & Corrective Maintenance
• Plan and execute preventive maintenance schedules for all stores all the assets
• Ensure timely closure (as per TAT) of maintenance breakdown calls.
• Monitor equipment uptime and reduce repeat failures.
• Coordinate emergency maintenance activities to minimize business disruption.
• Handle RO plant breakdowns and ensure timely restoration.
2. Store Maintenance Operations
• Maintain daily maintenance logbooks and service records.
• Coordinate store handovers and maintenance readiness for new stores.
• Manage maintenance activities during store closures.
• Support statutory maintenance requirements related to store operations.
3. Vendor Management
• Identify, onboard, and manage local and regional maintenance vendors.
• Obtain quotations for maintenance jobs and evaluate commercial proposals.
• Coordinate with the Purchase team for rate validation.
• Monitor vendor performance against defined service levels.
• Follow up on vendor payments with the Finance team.
4. Purchase & Finance Coordination
• Raise Purchase Requisitions (PR) and coordinate Goods Receipt Notes.
• Track invoice submissions and invoice booking with Finance.
• Ensure timely processing of maintenance-related payments.
• Maintain complete documentation for all expense.
5. AMC Management
• Centralize and standardize Annual Maintenance Contracts (AMCs).
• Ensure timely renewal of AMCs.
• Track AMC service schedules and maintain service records.
• Monitor vendor performance against AMC commitments.
6. Utilities Management
• Collect month-end electricity and water meter readings from all stores.
• Update and validate utility consumption records.
• Prepare monthly utility consumption reports.
• Coordinate electricity and water cost provisions with the Accounts team.
• Monitor utility trends and identify cost-saving opportunities.
7. Budget & Cost Control
• Maintain daily and monthly Repair & Maintenance expense records.
• Track maintenance budgets against actual expenses.
• Recommend cost optimization initiatives without compromising service quality.
8. Asset Management
• Coordinate asset movement, packing, transportation, and installation.
• Maintain records of asset movement across stores.
• Support asset verification and lifecycle management.
9. Compliance
• Coordinate documentation for Fire License renewals (including Form B).
• Ensure compliance with statutory maintenance requirements.
• Maintain all maintenance records for audits and inspections.
10. Process Improvement
• Standardize maintenance processes across all regions.
• Implement preventive measures to reduce breakdowns.
• Develop maintenance dashboards and MIS reports.
• Drive automation and digital maintenance tracking wherever feasible.

Desired Profile / Criteria / Skills :
Qualifications
• Bachelor's Degree/Diploma in Electrical Engineering, or a related technical field.
• Additional certifications in Facility Management or Maintenance Management
will be an advantage.
Experience
• 6–10 years of experience in Maintenance or Facility Management.
• Experience managing maintenance for multi-location Retail, QSR, Hospitality, or
FMCG operations.
• Experience handling 50+ retail outlets is preferred.
