Job Description:
A GM (General Manager) Project for a real estate company oversees the entire project lifecycle, from conceptualization and business development (market analysis, feasibility, bidding) to sales strategy, team leadership, budget management, stakeholder relations (developers, clients), and ensuring quality/compliance to meet revenue targets and deliver profitable projects. Key duties involve strategy, operations, finance, and people management to drive project success.
Key Responsibilities:
- Strategy & Business Development:
- Conduct market research, competitor analysis, and feasibility studies.
- Develop and implement business plans and sales strategies to achieve targets.
- Identify new project opportunities, partners, and potential JV collaborations.
- Project & Operations Management:
- Oversee project lifecycle from concept to delivery, ensuring quality and compliance.
- Manage budgets, financial models, ROI analysis, and risk mitigation.
- Coordinate with design, construction, legal, and marketing teams.
- Sales & Marketing Leadership:
- Lead and motivate sales teams (BDMs, BDEs) to hit revenue goals.
- Develop and execute marketing plans for lead generation.
- Present projects, negotiate with clients, and manage the sales process.
- Stakeholder & Relationship Management:
- Build strong relationships with developers, corporates, channels, and clients.
- Manage client documentation, loan processes, and post-sales support.
- Financial Oversight:
- Manage P&L for projects and ensure financial viability.
Essential Skills & Qualifications:
- Proven real estate sales/management experience, preferably luxury/commercial.
- Strong leadership, communication, negotiation, and analytical skills.
- Knowledge of real estate laws, regulations, and market trends.
- Bachelor's degree (Business, Marketing, Finance) often preferred.
