Head – Industrial & Logistics Parks (Facilities Management, Operations, P&L & CAM)
Location: Mumbai
Geographical Scope: PAN India (7-8 Industrial & Logistics Parks)
 
Position Summary
The Portfolio Head will be responsible for the strategic and operational management of a portfolio of Industrial & Logistics Parks across India. The role encompasses end-to-end responsibility for Facilities Management, Property Operations, Client Relationship Management, P&L ownership, CAM budgeting and recovery, statutory compliance, EHS (Environment, Health & Safety), asset preservation, vendor management, and operational excellence.
The incumbent will lead regional/site teams, drive customer satisfaction, optimise operational costs, ensure compliance, and maximise portfolio profitability while maintaining world-class service standards across all parks.
 

Key Responsibilities
1. Portfolio Leadership & Operations
  • Lead operations for 7-8 Industrial & Logistics Parks across PAN India.
  • Develop and implement operational strategies aligned with business objectives.
  • Drive standardization of FM processes, SOPs, and governance frameworks.
  • Ensure seamless day-to-day operations across all sites.
  • Establish performance metrics and operational KPIs.
2. P&L Management
  • Own portfolio P&L and financial performance.
  • Monitor revenue, operating expenses, margins, and profitability.
  • Identify cost optimization opportunities without impacting service quality.
  • Present monthly, quarterly, and annual financial reviews to leadership.
  • Drive budget adherence and financial discipline across sites.
3. CAM Management & Recovery
  • Prepare annual CAM budgets and operating plans.
  • Ensure accurate CAM computation, billing, reconciliation, and recovery.
  • Monitor recovery percentages and outstanding receivables.
  • Drive transparency and audit compliance in CAM processes.
  • Work closely with finance and leasing teams for budget forecasting.
4. Client & Tenant Relationship Management
  • Serve as the primary escalation point for key clients and tenants.
  • Maintain strong stakeholder relationships with occupiers, developers, and investors.
  • Conduct business reviews and governance meetings.
  • Ensure high customer satisfaction and tenant retention.
5. Facilities Management
  • Oversee hard and soft services including:
    • Electrical systems
    • HVAC
    • DG operations
    • Fire & Life Safety systems
    • STP/WTP operations
    • Housekeeping
    • Landscaping
    • Pest control
    • Security services
  • Ensure preventive and predictive maintenance programs are effectively implemented.
6. Compliance, EHS & Risk Management
  • Ensure compliance with all statutory and regulatory requirements.
  • Lead health, safety, and environmental initiatives.
  • Drive audit readiness and closure of compliance observations.
  • Ensure validity and renewal of all licenses and permits.
  • Lead incident investigations and risk mitigation programs.
7. Vendor & Contract Management
  • Manage national and regional FM service providers.
  • Drive vendor performance through KPIs and SLAs.
  • Lead contract negotiations, renewals, and commercial reviews.
  • Ensure service delivery excellence and contractual compliance.
8. Team Leadership
  • Lead regional and site FM teams across the portfolio.
  • Build a high-performance culture focused on accountability and customer service.
  • Develop succession planning and talent development programs.
  • Conduct performance reviews and mentoring initiatives.
9. Asset Preservation & Capital Projects
  • Develop long-term asset management plans.
  • Evaluate and prioritize CAPEX requirements.
  • Oversee facility upgrades, sustainability initiatives, and infrastructure projects.
  • Ensure efficient project execution within budget and timelines.
10. Reporting & Governance
  • Provide periodic portfolio performance reports to senior management and investors.
  • Track operational, financial, compliance, and customer satisfaction metrics.
  • Lead management reviews and governance forums.

 
Qualifications
  • Graduate with experience in Facilities Management / Operations.
  • Ex Defence personnel preferred.
  • Certifications in Facilities Management, Safety, or Asset Management will be an advantage.

Experience
  • 15-20+ years of experience in Facilities Management, Industrial Parks, Logistics Parks, Warehousing, Real Estate, or Asset Management.
  • Minimum 8-10 years in leadership roles managing multi-site portfolios.
  • Strong exposure to P&L management, CAM budgeting, compliance, and client management.
